Description:

Flagship building for Flogas head offices in Drogheda High profile corner site on south west side of Drogheda Town just off the M1 Motorway. The site was started as a green field site to a purpose built 2000 sq/m three story office block designed by Architects Traynor O’ Toole and Partners.

The building comprises of a steel structure frame with precast floors and roof. Roof was finished in a Trocal membrane and finished with Ashfelt membrane.

Finished with kingspan architectural panel with integrated windows and curtain walling to entrance area. Floors were finished with a concrete screed. Lifts were installed along with a steal staircase and bespoke wood finish. Building was finished to a category B fit out. Air conditioning and raised floors built to high specification.

Balbriggan Business Campus is situated on a 1.2 hectares site.

The site was chosen due to it’s strategic location in North Dublin side of, on the busy Inner relief road. A thriving Commercial location, with fast and easy access to the M1 and a growing population, the opportunities to do business are huge.

The campus was design with Taylor O’ Toole architects and consists of three separate blocks linked via glazed bridges at each of the three levels.

The outside of building is finished in Twinskin Kingspan architectural cladding and curtain wall glazing was installed and fitted by ADT. Anchored by a new 800 sq.m. AIB bank, include high profile retail units, large open plan office space, own door offices and car parking for 262 cars.

All floors are precast hollow slab flooring with a six inch reinforced finished floor screed. Raise flooring was provided throughout and suspended ceilings to the clients individual specifications. Plant rooms were located at roof level of each building.

A multistory carpark was provided with four levels from ground level up. Single 60ft concrete beams were used throughout the carpark, eliminating the need for columns and making it user friendly as well as gaining more car parking spaces. Lift shafts and stair wells were built on each level as well as exhaust fans and emergency lighting. Approx 20% of the build was for road facing retail units at ground level, suitable for cafes, restaurants and shops.

Current anchor tenant is AIB Bank who occupy over 6,000sq/ft.

In the civils the rainwater and surface water was provided for by Attenuation and provision of a hydrobreak as required under planning permission.

Design Approach & Specification; As the reduction of carbon emissions and higher energy costs becomes a more important factor in any business location decision, be it local or globally, the available strategies and options servicing each unit will reduce their impact, providing a more sustainable, comfortable environment for all users. The overall design philosophy for the development was to maximise the use of natural, low energy solutions whilst providing a flexible environment to meet the requirements of any tenant. These include tight building fabric, natural ventilation, improved daylight control and a reduction in the use of resources.

Refurbishment of 110,00 sq ft warehouse and converting it into a state of the art biscuit factory. Involved roof being reclaimed and vented. All windows and walls needed to be updated to food processing standards. Floors were ground down and new epoxy screed was laid down. Included an 80,000 sq ft manufacturing with 100m circulating conveyor and packer. 30,000 sq ft of warehousing and distribution sections with 3 loading bays with automated docklevellers.
